I'm a new agent, in CA! And i've been with a broker who does both mortgage and real estate, but, am getting no where. Is it best to join a known Real Estate Company! I've meet two ppl that work at Coldwell Banker and they make over 1M a year, ofcourse they've been in the business for 20+ yrs...but, how do you choice a good company/broker?? is it about Coldwell Banker, ReMax, etc...or is it who you know???? Hello, My mom passed away in 08. I never thought of paying her real estate taxes last year. I was at my mom's home daily remodeling it. Apparently the mailman knew no one was living at the home and didn't leave the real estate tax bills that are in BOTH my mom's and my name. Shouldn't the mailman or the courthouse forwarded the tax bill to MY residence? I'm assuming the bill went back to the sender? Since my name was listed on the envelope beneath my mothers shouldn't they have forwarded the bills to my residence. The people I'm now renting my mom's home to gave me the tax bill that states I owe like $200 in tardy penalties that they just received. No one was living at the home when these taxes were due so I know someone just didn't ignore them. Any suggestions? Ideas? I called the courthouse and they pretty much said," too bad". Thanks! Jack I think it would be fair of them to not charge me the tardy fees if paid in full. I'm just not used to paying real estate taxes as mine are included in my mortgage payment. My money is put in to escrow and paid by them. I also think more effort on their part should have been put into making sure I got the tax bills. I did check the mail at my mom's home even though no one had lived their in a few months. I just think that since my name was also included on the deed/ taxes that they should have forewarded it to my home address. Like I had stated, my name was listed below my mom's name on the envelope. Ok so I posted a issue I had with a guy Ive been seeing the past 3 yrs. I am a 27 yr old gay man and he is married....I found out basically he is a piece of sh*t compulsive liar and I just want to email his wife he is gay and a loser and probably sleeping with other men. Now...can I receive in trouble for this? This guy is a attorney I found out (he told me he was in the wine business) but he is a real estate / business attorney so I can't really look how he could do anything to me but I dunno....I also want to email her voicemails hes left on my phone so she knows its true. I live In LA. Nice area close Beverly Hills. My GF and I sublease a room and an office from a lady over 80, not family. She has lived in this apartment for thirty years. Upon the land lord learning about the sublease he threatens to lift the rent. I am studying for my real estate license and no one(or thing) seems to have a direct answer. HELP?

But now that the relax of the world has caught up, those good ol' days are somewhat gone yet America will never go back to the pre-glory days of minimal to no "goods & services," we just can't live the way it was oh way back when. It's ultimately analogous to the popular saying that goes: "mankind cannot go back living to how it was prior to the industrialized age." We just can't! And even if we drastically clip on spending & increase taxes by the tenfold, both will not be enough to "cease the bleeding." And with the impending passage of Health Care Reforrm, our national debt then will really be enormous yet we ought not to blame the Democrats because it's just a given fact - the U.S. standard of living is just such that it cannot be found in any other country of the world yet we can never go back to how it was. (Indeed, the U.S. does take very good care of its people as compared to every countries of the world.) Hence, we will always need money to take care of our citizens as well as to keep our country going. But where will we receive that money in the future? Ultimately, we can only borrow so much from China or from our future generations that sooner or later, something has to give! Or in other words, we have to give up something in order to sustain our way of living. It might not be conceivable now (I'll surely receive curse by the next statements) but perhaps in the future, the only way we can receive trillions of dollars to pay our humongous debt (once our creditors starts demanding us to pay) as well as to sustain our budget well into the next couple of centuries is to do the unthinkable - sell some of our real estate. What land would that be then? Well, it will of course be determined thru a vote by every Americans. And most likely, it will be a land least inhabited so that its people can be relocated to the other 48 states where there's still huge tracts of open land for people to re-settle in. In turn, we receive the much needed money (say, $500-700 trillion) to keep our country going well into the 23rd century! Now that's not a bad deal at every given the fact that the land we sold was only bought for $20 million back in the 18th. And even if the people there tries to secede, it will be futile because even if some people in some of the states now want to secede being unhappy with where the U.S. is heading, their wishes is to no avail because the U.S. as a whole won''t allow them to secede claiming that it's tantamount to treason. And of course, majority always win! But overall, this could very well be the scenario in the not so distant future because we can never go back to how it was & so, we will always need the infusion of cash to keep on with our defense budget, social programs & other human services, excellent education, public works & infrastracture, upkeeping our environment & providing international aid to countries stricken with natural disasters, continue exploring space, & so many other projects & endeavors of necessity that I failed to mention.

I just bought a home that has been completely redone. I moved in a couple days ago and already have a plumbing problem. I contacted my home warranty company and they said they will pay for the damage and new cement but not to replace the broken pipe (which is below my patio slab). I bought this through a real estate company and had an inspection done on the home. Obviously there was no mention of this by either. What are my options? Home in Louisiana

I share a wall with these people and our bedrooms back onto each other. The things screams every few nights at any hour it wants for 3mins and more, as well as most of the day. I am pulling my hair out! The parent is a young unmarried girl who doesn't seem to care if it has tantrums, and ignores it! If I approach her about she gets mad and upset and its her child and she can rise it how she wants! Which seems to mean that she lets it 'sob out'. I've slept on the sofa and I can still hear it. Truth be told, when I'm that frustrated and sleepy, I have slept in my car. We are every renting, I'm wondering if I should approach the Real Estate about it? Yes, I am young and single with no kids myself, but I think we are every entitled to some peace and silent? The couple on the other side of me have a 2yo as well, and I hardly ever hear boo outta them! Yes, their kid screams evry now and then, but that's not unreasonable. The other one is. Please, if anyone has any advice, it would be greatly appreciated! Sorry, typo, it's 30 mins, not 3. And I forgot to mention that its a 2yo.

There is a pretty beach home close where I live. My friends and I were staying at another home close by it. We were walking to the beach and we saw this pretty big one that was empty and the doors we completely unlocked. We went inside and it was a little dirty dirty and there were a few dead cock roaches here and there. The pool in the back yard was drained out and rust and every sorts of other stuff were unkempt. There wasn't a for sale or rent or any sort of real estate sign on it either. That was during this summer, so were going to go back and look if it's still empty. If it is, would it be illegal if my friends used it? Like, fixed it up, or went and hung out in it after the beach? I don't want to receive in trouble for trespassing, but it's completely abandoned!

I took a mortgage backed by Fannie Mae and purchased a home in 1998 for $250,000. And in 2006 I sold that home for $400,000 and paid off the remainder of the loan, and pocketed a nice $150,000 profit. And I enjoyed such business so much that I obtained another mortgage from Fannie Mae and purchased another home for $500,000. But alas this time real estate markets collapsed and the price of my second home dropped to $325,000 and I simply walked away from my second home and lost some $25,000 which was my downpayement. As the result of every my speculations I earned $125,000 for doing absolutely nothing, but gambling the system. I am looking forward to Sen. Dodd settting up another such profitable scheme in the name of helping the needy.

my boyfriend's brother used to live in the building i live in now. his brother (my boyfriend) moved in with him briefly after his lease ended. my boyfriend's brother had to leave before the lease was over because of personal issues. Our landlord wasn't too glad. Since then, I still live in the building and my boyfriend comes over A LOT, including spending the night sometimes. My landlord has started contacting me saying she needs to contact my boyfriend's brother and she keeps saying that she thinks my boyfriend is actually my boyfriend's brother and that he is living with me and that i am violating the terms on the lease and threatened to break my lease. can she do this? she only threatened to break my lease. If i assure her he won't spend the night anymore is this ok?

Me and my boyfriend have been dating for the 3 yrs & 8 months. (He's 24 & Im 18) We have a long distance relationship, he lives in L.A. & Im currently out of state because of college. So the issue is that ever since he's been working in real estate every he ever does is work work work! He doesn't call me as often as he would. He calls me for 5 mins in between meeting with his clients, & I understand that he has to work. But it really gets to me cuz he gets home at 9pm or 10pm & thats his free time, but does he call me?!? NOO! he doesn't!! He'd rather watch his tv show! & by the time it ends at 11pm he's dead sleepy & sleepy so we dont talk! & Ive told him if he's going to fall asleep just to call me & say good night, but does he do that?!? NOOO!! So what can I do to resolve this communication issue between us?

My partner and I recently moved out with a pal. To clip a very long story short the 'pal' will not pay a share in any of the bills. We have asked him numerous times to pay and he always has some excuse as to why he can't pay them. I have tried talking to the real estate that we are with and they have been no help. They have said it's not something they can receive involved with. Nothing is in the 'friends' name, it's every either in my name or my partners. If Someone was approved for a loan of 128,000 by a lender to buy a home but they like a home that is 160,000 can they still buy the home if they tell the lender they have 20% down on the 160,000 home to bring it down to 128,000???????????please answer and explain thanks

I am renting a condo, I have never spoke to the landlord I only have their signature on the lease. I deal exclusively with their property management which is a real estate company. I had to have repairs done to my front door handle in emergency after the management company wouldn't respond to my phone calls and I had to receive in so i could take medication. The locksmith stated that the mechanism in the door was broken, not the lock itself. The management company is claiming the receipt says I broke the key off in the door (it so clearly states this is NOT the case, i can't beleive how blatant this company is lying). I have gone as far as getting the comptroller of the locksmith company to write a letter stating again that this is a mechanical failure, which below Florida law is the landlords responsibility and not mine. I have since sent them a registered letter requesting the money be returned in 30 days along with the letter from the comptroller. They have not responded to it. I have called them and they aren't returning my calls now. I beleive I have a case and plan to take them to tiny claims once my lease is up (in case they decide as well to withhold my deposit, and considering how shady they are they probably will). My question is however, who do i sue? The landlord, who "lives abroad" (they won't reveal to me any information on the landlord) or do i sue the property management company? Obligations below seal for the payment of money only, except bank, merchant, finance company or other financial institution: 16 years, (N.J.S.A. 2A: 14-4) actions for unpaid rent if lease agreement is below seal, (N.J.S.A. 2A: 14-4). Real estate: 20 years, (N.J.S.A. 2A: 14-7); Judgments: 20 years, renewable, (2A: 14-5); Foreign judgments: 20 years (unless period in originating jurisdiction is less), (2A: 14- 5). Unaccepted drafts: 3 years from date of dishonor or 10 years from date of draft, whichever expires first, (12A: 3- 118(c)). When I was younger 18ish I accrued some hospital debt for a brief peiod while I while I was uninsured and some minor credit card debt which just stopped paying (below 500) not sure on my mentality at the time avoiding this. every of my debts are 6 or 7 years old, below New Jersey Statutory code, do I have the right to dispute every of them and have them removed? Given the duration of time and the fact that their credit card or medical related debt? I ask this question because some of the wording in the statute doesn't tell me directly what types of debt the duration encompasses, can you help? WRG, I have statutory law cited, what source do you have the supercedes these requirements? I have a 656 Credit Score, not too bad, just trying to receive it higher. Why are debts still enforcible after these listed durations given no contact was made?

Look who they they are going to have running for Senate in NY: David Malpass. For those of you who don't know, Malpass is a supply side economist [sic] that was a deputy secretary of the treasury below Ronald Reagan. More recently, Malpass was the Chief Economist at Bear Sterns, and below his guidance and influence, Bear Sterns decided to bet the firm on mortgage backed securities specializing in subprime loans. I am sure that Malpass can do for America what he did for Bear Sterns. As recently as 4/16/2007, Malpass was saying the biggest threat to the US economy was the Bush Tax Cuts expiring in 2011 (and specifically the capital gains tax clip). A quote: "The next recession--probably a ways off--is more likely to be caused by the normal government-directed growth-killers, taxes and inflation, than by a business cycle. Washington has already put into law history's biggest tax increase, which goes into effect Jan. 1, 2011", David Malpass, 4/16/2007. You look, bad loan origination practices, what Warren Buffet called "economic weapons of mass destruction" (the unregulated derivatives market), and an unsustainable real estate bubble were not problems. Problems weren't going to happen until the Bush tax cuts expired. So you look, Republicans have new ideas: clip taxes (especially if they favor the wealthy), government is never the solution (it's always the problem), and deregulate, deregulate, deregulate. OK, so they are not NEW ideas, but they are ideas. They aren't even neccessarily great ideas, but they are ideas.

I have an inheritance coming from Israel. I am a U.S. citizen. there is real estate property and cash and other assets. The advocate/estate representative has told me that on top of her commission there is also a VAT tax of 16%. I do know that there are no gift or inheritance and estate taxes in Israel. I worked on commission with a Sydney/Melbourne based Real Estate company who although they have been paid for the clients I brought to them, they have not paid the commissioned owed to me. They have acknowledged that they owe me the money yet now 4 months later I am still waiting. The excuses I have been given included difficult economic times and the MD having gone through a divorce. I want to receive my real estate license in Virginia. The states webpage says I need to complete 60 hours of "principles of real estate" and then take the national and state test. I'm pretty sure this is rather standard in every other states. But when I look online to find courses, it seems everyone is just selling "test prep" courses. Which is every fine and good, but I highly doubt that is for the 60hr requirement. Where can I find the 60hr requirement courses? I would prefer to take them online. Because its midnight. Because its midnight.

I have a certain amount of money in a trust fund (not a big amount, but not really tiny) and after paying for my education, i was planning on becoming a real estate agent, and using my earnings from that and the remainder of my trust money and investing it in income properties and purchasing other real estate holdings (flipping houses etc.) is this a career path i should take? would anybody recomend going in to this business? I am a very driven, and determined person, I am becoming educated in business and have successful family members who possess their possess companies. im a year and a half away from getting my BA, but im starting to hate school and my major psychology. Ive always wanted to go into real estate , and Im debating on putting school on hold for a year, and doing real estate, and look how it goes. If it doesnt work out, I would go back to psych and receive my masters. I think that if real estate doesnt work out, then I would be more committed to psych, and I wouldnt be constantly wondering if it was what im supposed to be doing. Is this a good idea?

Had developed the idea for this a few years back but got the storyline and most of the characters set up in 2004. The film is about two wolves who are former L.A. zoo residents. With the help of their friends, neighbors and two humans, the wolves ban together to keep their home. Ok, before anyone posts any it's been done and/or it sounds like Avatar replies. I'm aware of it, but it's a story idea I've had for a long time also, I'll say this there are A LOT of stories out there that are copied or based on something else but what makes it 'original' is a person's possess take on the subject/story. I got to thinking with every the awards movies like Up and such have received and looking at the different award nominee lists I thought about if something of mine were to wind up on those lists. I mean it could happen. Anyone else think so?
