Many people believe that right now may not be the best time to invest in commercial real estate. It is tough fill these commercial real estate properties with Tenants, and the prices that they are going for are quite low.
However, if you can spare the money to invest in the very low prices right now, then you may be in for a nice payday a couple years down the road. Most people cannot, that is why no-one is buying commercial and prices are so low. If you are able to purchase the commercial property and then charge less than the going rate to get it filled, even if you are experiencing a loss, then you may be able to realize a huge capital appreciation when the market does turn.
It is good to do it in residential, but the market appreciation is much higher potential with commercial.
